The volume of construction and renovation work in Mykolaiv has halved, and this trend is set to continue, — the chief architect

In Mykolaiv, the number of construction projects has fallen by almost half compared with 2024–2025.

This was revealed by Mykolaiv’s chief architect, Yevhen Poliakov, during a briefing, according to NikVesti.

According to Yevhen Poliakov, in the first nine months of 2026, the city issued just 30 planning conditions and restrictions. Moreover, it is not just the construction of large commercial projects that is declining; small-scale projects – such as shops with an area of 100 square metres – are also affected.

«The situation is very dire — this is evident from the figures we are seeing regarding the issuing of urban planning conditions and restrictions. Thirty, compared with 2024–2025. That is a fraction of the previous figure. What does this mean? It is not that we are providing fewer services, but that in the city of Mykolaiv, half as many properties are being reconstructed, built or renovated compared to previous years, and this trend is set to continue for the time being,» said the chief architect.

He explained that business owners and property owners are weighing up the risks before investing money in building maintenance, new construction or renovation.

He added that property damaged or destroyed by Russian strikes often remains unrepaired, as owners are unwilling to invest significant sums given the current risks.

It should be noted that representatives of the developer of the Dream Central residential complex on 9th Slobidska Street – which has not yet been commissioned – will be invited to the next land commission meeting of the Mykolaiv City Council.
