Rental shortage in the Mykolaiv region: up to 10 people are vying for every flat

The Mykolaiv region is among those with the greatest housing shortage in the rental market. Despite a decline in interest in finding flats, competition among tenants remains among the highest in Ukraine.

This is evidenced by data from DIM.RIA analysts, according to NikVesti.

As of the end of April this year, demand for rental accommodation in the Mykolaiv region had fallen by 6% compared to March. At the same time, the number of available flats also fell — by 2%.

Despite the shortage, rental prices in the region remain among the lowest in the country. The average cost of a one-bedroom flat is around six thousand hryvnias per month, a two-bedroom flat — eight thousand, and a three-bedroom flat — approximately ten thousand hryvnias.

The situation in the Odesa region is somewhat different. The number of rental listings rose by just 1%, whilst demand fell by 5%. At the same time, housing costs here are significantly higher: one-bedroom flats are let for an average of 11,000 hryvnias, two-bedroom flats for 13,000, and three-bedroom flats for over 22,000 hryvnias per month. The Prymorskyi district of Odesa remains the most expensive, as is traditional, with rents for one-bedroom flats starting from 12,000 hryvnias.

Across Ukraine, Zakarpattia region has become the leader in terms of rental costs — averaging 23,400 hryvnias for a one-bedroom flat, almost on a par with Kyiv. The cheapest rentals are in Sumy region, where a flat costs around 5,500 hryvnias.

At the same time, the sharpest drop in demand was recorded in regions near the front line: Kherson (-55%), Chernihiv (-43%) and Zaporizhzhia (-25%) regions.

It was previously reported that in Mykolaiv, a private house costs on average around $35,000, and a square metre costs approximately $430, which is one of the lowest figures on the housing market in Ukraine.
