A former university of culture building in the centre of Mykolaiv is on the market for $1.1 million

A building in the centre of Mykolaiv, which previously housed the Mykolaiv branch of the Kyiv National University of Culture and Arts, has been put up for sale.

The sale advertisement was published on the OLX platform.

The property is located at 17 Zakhysnykiv Mykolaieva Street. It has a total floor area of 2,843 m² and a plot area of 0.4125 hectares.

The advertisement states that the property is being sold for $1.1 million, though the price is negotiable.

The seller describes the building as a «profitable investment for business or commercial use» and highlights its location — close to business districts and residential buildings.

It is also stated that the property is connected to all utilities: electricity, water, heating and sewerage. Furthermore, the building has convenient access and parking spaces.

The listing states that the premises can be used for various business purposes and that several floors can be fitted out for commercial activities.

Property for sale in Mykolaiv

Previously, NikVesti researched the Mykolaiv property market and the trends that had been developing since 2024 and continued thereafter. In particular, there was a rise in the supply of commercial properties and ready-to-run businesses for sale, as well as an increase in the privatisation of municipal property through online auctions.

In 2024, a number of large commercial properties were put up for sale in the city — the «Storm» entertainment complex, the former «Ilich» cinema, the Daily Cafe restaurant and a brewery in the Ingulsky district. This reflected a trend of business assets that were already operational or ready for launch entering the market.

At the same time, the city gradually expanded the practice of selling municipal property via Prozorro.Sales; over the course of the year, the city has already received over 123 million hryvnias from privatisation.

In particular, journalists uncovered cases where properties purchased at auction were resold almost immediately at a substantial mark-up.
