Mykolaiv region is among the regions with the cheapest land: a hectare costs around ₴44,000.

In the Mykolaiv region, land costs an average of 44,000 hryvnias per hectare — one of the lowest figures in Ukraine. At the same time, the number of transactions in the region is also low: 916 sales contracts were signed in the first four months of this year.
This is according to data from OpenDataBot, as reported by NikVesti.
A similar situation is observed in other southern regions. In the Kherson region, a hectare costs over 38,000 hryvnias, but there have been only 37 transactions here. In the Odesa region, the price is higher — almost 48,000 hryvnias — and the number of transactions exceeds 1,400.
At the same time, the most expensive land is found in the central and western regions. Ivano-Frankivsk region leads the way, where a hectare costs almost 180,000 hryvnias. Kyiv region is not far behind — over 178,000 hryvnias. Next come Lviv, Ternopil and Vinnytsia regions.
The highest number of transactions took place in Vinnytsia, Chernihiv, Sumy, Poltava and Khmelnytskyi regions. It is there that the land market remains the most active.
In total, since the opening of the land market, over 501,000 deals have been concluded in Ukraine, with a total value of nearly 50 billion hryvnias and covering an area of over 977,000 hectares.
According to analysts, the market picked up significantly in 2025: Ukrainians concluded over 131,000 deals, which is 13% more than the previous year. The total value rose even more sharply — by 43%, to 18 billion hryvnias. The average price per hectare at that time was almost 62,000 hryvnias.
It is noted that in 2026, land continued to rise in price. In the first four months, the average price rose to 75,000 hryvnias per hectare. At the same time, the number of transactions fell slightly — to almost 40,000, and the area sold decreased to 82,000 hectares.
It should be noted that in Mykolaiv, over four thousand applications from citizens for the free privatisation of land plots have been accumulated; however, their consideration is currently effectively blocked due to the imposition of martial law.
