Demand for new-build properties in the Mykolaiv region has risen by 22%: how much does housing cost?

In May 2026, demand for flats in new-build developments in the Mykolaiv region rose by 22% over the month. This figure placed the region among the top four in Ukraine.

This is according to a property survey for May this year conducted by the DIM.RIA marketplace, NikVesti reports.

Overall, interest in new-build housing continues to grow across Ukraine. Demand has also increased in the Kirovohrad region (+29%), Volyn region (+25%) and Khmelnytskyi region (+18%).

At the same time, a decline in buyer activity was recorded in some regions. In particular, demand for new-build properties fell in the Kharkiv, Rivne and Dnipropetrovsk regions.

The average price per square metre of housing in new-builds in Mykolaiv in May was $669. Over the month, the price fell slightly — by 0.4%. It should be noted that over the year, the price per square metre has fallen by 6%.

By comparison, in the Odesa region, a square metre in a new-build property costs an average of $959, and prices there rose by 0.7% over the month. Over the year, prices have risen by 3%.

The sharpest rise in new housing prices in May was recorded in the Chernihiv region, where the average price per square metre rose by 13% to $803. On an annual basis, the most significant price increases were recorded in the Ivano-Frankivsk, Ternopil, Zhytomyr, Kirovohrad, Vinnytsia and Khmelnytskyi regions.

It was previously reported that in the first quarter of 2026, almost three times as much new housing was completed in the Mykolaiv region as in the same period last year.
