In the Odesa region, a parking space costs over $20,000, whereas in the Mykolaiv region they are hardly ever sold

Residents of the Mykolaiv region are showing keen interest in parking spaces in new-build properties — demand for them has almost tripled over the past year. Meanwhile, in the Odesa region, a single space in an underground car park costs as much as a studio flat.

This is according to a property survey conducted by the DIM.RIA marketplace, NikVesti reports.

According to analysts, the greatest increase in demand for parking spaces was recorded in the Mykolaiv region. The number of search queries rose by 194% compared to May 2025. This is the highest figure among all regions of the country. However, analysts were unable to determine the average price of such property in the region due to a lack of supply.

Meanwhile, in the Odesa region, the average cost of a parking space reached $20,600, which is 15% more than last year. For that amount, one can purchase around 21.5 square metres of housing in a new-build in the region — this is one of the highest figures in Ukraine.

Overall, the most expensive parking spaces are sold in Kyiv, where the average price is $27,700. Following the capital in terms of cost are the Odesa, Dnipropetrovsk and Lviv regions.

It should be noted that in May 2026, demand for flats in new-builds in the Mykolaiv region rose by 22% over the month. Based on this figure, the region entered the top four in Ukraine.

What is the situation with parking in Mykolaiv?

As is well known, on 11 June 2025, eight paid parking locations began operating in the centre of Mykolaiv.

Over the summer of 2025, these sites generated 111,400 hryvnias in revenue for the municipal enterprise «Timeset», which, after mandatory payments have been made, will be transferred to the city budget.

At the same time, the number of free parking spaces in the centre of Mykolaiv has decreased. The Municipal Specialised Installation and Maintenance Enterprise has installed bollards (protective posts) on pavements and in so-called «parking pockets», meaning drivers can no longer leave their cars there.

Due to the lack of parking spaces in the courtyards of high-rise blocks, Mykolaiv’s chief architect, Yevhen Poliakov, has advised residents to use public transport.
