Mykolaiv has been ranked among the most affordable cities in Ukraine for renting accommodation

Mykolaiv has been included in the list of cities with the most affordable rental accommodation in Ukraine. Despite rising demand for property in the first half of 2026, the cost of renting flats in the city remains one of the lowest in the country.

This is according to an analysis by OLX Real Estate, as reported by NikVesti.

Overall, demand for buying and renting property rose during the first half of 2026. At the same time, the number of properties on the market increased, and prices for flats and houses rose in most regions of the country.

In the first half of 2026, the number of flat sale listings in Ukraine rose by 4 per cent, whilst the average number of enquiries per listing increased by 3 per cent. At the same time, the median price of a flat rose by 3% to reach $61,090.

According to OLX, the median price of one-bedroom flats in Mykolaiv rose by 5% over the six-month period to $20,217. Meanwhile, the lowest price was recorded in Kherson — $13,253, which is 13 per cent lower than in January 2026.

The highest median purchase price for a one-bedroom flat remains in Kyiv — $75,040 (-3%) — as well as in Uzhhorod ($74,749, +6%) and Lviv ($73,805, +4%).

At the same time, the median purchase price of two-bedroom flats in the city fell by 5% over this period to $30,914. Similarly, prices in Kherson fell by 5% ($19,508). The highest purchase price for such a flat remains in the capital, at $119,200.

Ukrainians’ interest in buying houses has also grown:

  • the number of active listings has increased by 15 per cent;

  • the average number of enquiries per listing has risen by 24 per cent;

  • the median price of houses in dollars has remained at the same level as at the start of the year, standing at $78,494.

According to published statistics, the median price of a house in Mykolaiv is one of the lowest in Ukraine at $34,486, which is 1 per cent lower than at the start of the year.

Only Zaporizhzhia is lower at $29,906 (-3%) and Chernihiv at $24,948 (-12%).

Meanwhile, in Kherson, which also remains among the cities with the most affordable private homes ($37,008), the median house price rose by 26% in the first half of the year — the largest increase among Ukraine’s regional centres.

Odessa, on the other hand, is among the cities with the most expensive houses: over six months, their median price rose by 4% to $172,696.

The long-term rental market in the first half of the year

The number of flat rental listings fell by 5 per cent, but the average number of enquiries per listing rose by 30 per cent. As a result, the median rental cost for flats rose by 15 per cent over the six-month period.

The median rent for a one-bedroom flat in Mykolaiv is 6,950 hryvnias per month, which is 16 per cent higher than in January 2026.

In Kherson, the price has remained at the January level of 4,000 hryvnias. In Odesa, the price has risen by 26 per cent to 12,000 hryvnias. Uzhhorod remains the leader in terms of the cost of renting a one-bedroom flat (22,133 hryvnias, +5 per cent).

«Unlike the property purchase segment, demand and prices in the long-term rental market mostly rose in the first half of the year. The main factors are the security situation and the frequency of shelling, which are forcing people to look for accommodation in safer regions,» commented Yuliia Kozar, brand manager for the OLX Property category.

Over the first six months of 2026, the number of listings for house rentals rose by 13 per cent, whilst the median rent increased by 29 per cent to 45,000 hryvnias. The average number of enquiries per listing also rose by 9 per cent.

In Mykolaiv, the median cost of renting a house is 10,000 hryvnias per month, which is 33 per cent less than in January this year. This is the largest decrease among all regional centres in Ukraine.

The lowest rental cost for private houses was recorded in Kherson — 6,000 hryvnias (+50%), whilst Odesa is among the top three cities with the highest prices — 44,923 hryvnias (+6%).

What lies ahead for the property market by the end of 2026

According to analysts’ forecasts, Ukraine’s property market will remain relatively stable in the second half of 2026. No significant price changes are expected, although the cost of housing may rise gradually due to inflation and rising construction costs. The rate of change will depend on the region and the type of property.

«Overall, in the second half of 2026, the state of the property market will be determined by the security situation, the population’s purchasing power, the hryvnia exchange rate, construction costs and the terms of government programmes. If events unfold favourably, the gradual return of some Ukrainians from abroad could generate additional demand,» the report states.

It is worth noting that in May 2026, demand for flats in new-build developments in the Mykolaiv region rose by 22 per cent month-on-month. This figure placed the region among the top four in Ukraine.
