Prices for renting a 1-room apartment increased by 20% over the year in Mykolaiv

In Mykolaiv, rents for one-bedroom apartments increased by 20% over the year, and in Odesa by 18%. Nevertheless, both cities remain among those where rent continues to «eat up» a significant portion of residents' income. At the same time, the cost of a one-room apartment in Mykolaiv equals almost 15 years of rent, and in Odesa — 17.7 years.
This is evidenced by analytical data from LUN, according to NikVesti.
The highest rental prices are traditionally recorded in Uzhhorod, Lviv and Kyiv, but Ivano-Frankivsk is also growing rapidly. This year, Uzhhorod and Lviv topped the ranking of the most expensive cities for renting one-bedroom apartments: in Uzhhorod, the price reached over 21 thousand hryvnias, in Lviv — 17 thousand hryvnias, and in Kyiv — 16 thousand hryvnias.
Potential tenants experienced the highest growth in Kropyvnytskyi, where prices rose by 33%. In Cherkasy, rents went up by 28%, in Mykolaiv and Zhytomyr by 20%, and in Odesa by 18%. The average price of a one-room apartment at the end of the year in Odesa was 10 thousand hryvnias, and in Mykolaiv it was 6 thousand hryvnias.
Rental prices for two-bedroom apartments have also increased in most cities. In Uzhhorod, rents rose by 36% to reach almost 30 thousand hryvnias, the highest figure in the country. In contrast, Kyiv recorded a 4% decline, but remained the second most expensive city in the country, ahead of Lviv with an average rate of 21 thousand hryvnias. At the same time, renting a two-bedroom apartment in Odesa will cost an average of 13 thousand hryvnias, and in Mykolaiv — 7.5 thousand hryvnias.
In the three-room apartment segment, the highest price increases were observed in Lviv (+14%), Odesa (+15%), Ivano-Frankivsk (+20%) and Poltava (+25%). At the end of the year, the rent of such an apartment in Odesa exceeded 19 thousand hryvnias, and in Mykolaiv — 10 thousand hryvnias.
Analysts attribute the sharp rise in prices in frontline and coastal cities, particularly in Odesa, Mykolaiv and Kharkiv, to the fact that rents there have long been among the cheapest on the market. In 2025, the gap between western and eastern cities will remain significant, with prices varying by 2-4 times depending on the type of property.
Rental demand remains strong: apartments in Kyiv, Lviv and Odesa are rented in 8-9 days on average. In Lviv and Odesa, this figure has even decreased compared to last year.
In terms of rental affordability, the most comfortable situation is in Kharkiv, where a one-bedroom «eats up» 20% of a salary, a two-bedroom — 28%, and a three-bedroom — 41%. The most expensive place to rent is in Uzhhorod: a one-bedroom costs 80% of the average salary, and a two-bedroom does not even cover the full average salary.
In Mykolaiv, rent takes 29% of income for a one-bedroom apartment, 37% for a two-bedroom apartment and 49% for a three-bedroom apartment. In Odesa, it is 40%, 52% and 77%, respectively.
The rate of return on housing through renting is also shifting away from buying. In Kyiv, the cost of a one-bedroom apartment is equivalent to 16.2 years of rent, in Lviv — the same, in Odesa — 17.7 years, in Mykolaiv — 14.9 years.
Earlier it was reported that Mykolaiv has the cheapest housing prices among regional centres.
